Is an investor right for my property?

Many agents, brokers, home, and property owners are wary and hesitant to work with investors. They are worried and concerned that the investor is out to take them for everything they have. While some investors operate that way, the way we work at WestCar Properties couldn't be any further from that mindset.


When we are buying a property or properties from you, we are trying to help you in the best way possible. Our process is numbers based, not based on trying to lowball and negotiate with you, or whoever the seller may be. We simply are looking to get our required return on the investment, and at the same time give you the cash fast needed to solve your solution.


Still, even after explaining this, sellers often feel a margin is too steep or too great. So, let me explain why we have the margins we have. Not only are we buying your property for cash FAST (2 weeks or less for most deals), but we are actually risking that money on your property and the market. What if the market busts while we own the property? What if we uncover an issue during the remodel and have to go way over budget to fix the problems? Next, this is not a passive investment in the slightest. Someone has to manage the work, hire the contractors, keep up with the accounting, file the permits, call in the inspections, and the list goes on.


So, with all of that being said, selling a property fast or a property in need of repairs to an investor is a great route to take. It gets you out of the situation fast, lets the investor make a living, as well as gives a new home to the next buyer.
