Real Estate Agents VS Investors!

I have been on both sides of this debate. Starting out as primarily an agent in the real estate world, I experienced the investors who kicked tires and ran you around the world to just stop responding or write disrespectful offers on properties that were obviously not going to get accepted. I have also worked on the investor side of the equation, where agents are offended easily by lower offers and do not want to even speak to you if you say the word investor.


Maybe the recent seller's market has justified the feud between the two professions within real estate, but I think this needs to change. There is a large opportunity for collaboration, as well as value brought back into the market. Realtors can provide an exit for sellers in situations and investors can be the saving grace for these situations. Then, on the flip side, realtors can earn double business by getting the listing on the back end and selling a remodelled product to a new buyer. This would also generate more leads for the realtor.


The misunderstanding between the two sides typically comes in at the purchase price. Realtors think the offers are disrespectful and low, while investors are unwilling to pay high prices. For the investor, you need to understand that the realtor has likely been through the ringer with many investors before you, and you need to be able to explain your reasoning for your offer and why it is what it is. For the realtor, you need to understand that the investor is sticking his or her neck out on the line. The investor is risking tens, hundreds of thousand, and potentially millions of dollars to make a small percentage of that (10-40%). All of a sudden, when you each put yourselves in the shoes of the other party, you can see where they are coming from.
